Brief update on how the email campaign is going.
100/day is certainly a good rate (weekdays only)
>6% response rate which is a little hard to track because they are forwarding it to others in their offices
Ending up with 5-6 calls a day with brokers, but some are just emailing me deals
Most that have responded have put me on their list
Two interesting businesses are being investigated from 3 days of emails
It seems most of the brokers that set up a meeting are high caliper brokers, and that is definitely something I should flag in my CRM
Some lessons I learned so far.
The longer email is currently leading with double the response rate of the shorter, but I am reserving judgement until the numbers are larger for fear of the law of small numbers

As Roman suggested in the comments on the last post I should have broken my paragraphs down into much smaller segments, after all we are in the age of twitter sized attention spans
What I am unsure about at this point.
Should I have explicitly said that I was not interested in a buy side arrangement, as most brokers that are calling are offering this service because they don’t have listings for businesses for sale?
This might be useful for someone who was working a job and trying to search, but since I am full-time searching I don’t see the value for myself
Florida apparently has a MLS like that of residential real-estate for businesses and they often co-broker like real estate agents
Why would a listing broker want to split commissions in a seller’s market?
Side note, when we decided to rent, we almost lost the house we were trying to rent because we asked our real-estate agent to make contact, even though we found it. The first thing she did was ask the property manager to split the commission, and in a landlords market. We were persistent and bypassed the agent, whom we had no agreement with, and contacted the property manager directly.
